Self-catering holiday cottage letting agreement
This agreement is a binding contract between Katrina Jones, trading as Dexter Properties hereafter referred to as “The Owner” and “her”
AND
The individual person booking the holiday cottage, hereafter referred to as “The Holiday Maker” and “You”
Every reference in this agreement to the Holiday Maker, includes every person whom he/she allows to come onto the Property during the letting period. The Holiday Maker accepts that he/she is personally responsible for every such person.
The Owner lets the Property and the Holiday Maker takes the Property to occupy for a holiday for the rent, on the terms set out in this agreement.
Definitions:
The premises: The property at Tankey Lake Farm, Llangennith Swansea SA3 1DT
The Rental Period: The period of time you book to occupy the holiday cottage.
Check in: The time from which The Holiday Maker can gain access to and occupy the property. Check in time is from 3pm on the day of arrival.
Check out: The time The Holiday Maker must vacate the property. This is 10am on day of departure.
The Rental Fee: This is the total amount payable by The Holiday Maker to The Owner as per the pricing schedule.
Terms & Conditions:
Deposit: A deposit of 50% of the Rental Fee will become due immediately to secure the booking for the Rental Period.
Balance: The remaining 50% balance is due 60 days prior to the Rental Period. [An email reminder will be sent to The Holiday Maker]
Cancelation: No refunds of deposit or balance payments will be given in the event of cancellation. We suggest that you take out Holiday Cancellation Waiver insurance when booking. (Some websites charge as little as £5 for this
Damage, cleaning and security deposit: A £200 security deposit will become due at the point of balance payment (60 days prior to the Rental Period.) The security deposit will be returned to the Holiday Maker within 48 hours following departure if the cottage is left in a reasonable and clean condition with no damage.[see section ‘On Departure’ below]
Damage and cleaning: We accept that accidents happen from time to time and things get broken or damaged. We take a pragmatic view on this. Minor damage and breakages will be replaced/repaired by The Owner. However, The Holiday Maker agrees to notify The Owner in the event of any damage occurring.
If The Owner determines, (at her sole discretion) that the damage was caused deliberately, by unreasonable behaviour or by the negligence of The Holiday Maker, You will forfeit your Security Deposit and also be liable for the full cost of repairing or replacement of the damaged item.
Occupancy: Only the number of people and animals declared to The Owner at the time of booking will be permitted to stay overnight on the premises. Guests during the day are permitted to visit Tankey Lake Farm. The owner reserves the right to request any guests to leave at her sole discretion.
Dogs: The Holiday Maker is responsible for their dogs. Dogs MUST be kept on a lead at all times whilst on the premises of Tankey Lake Farm (except inside the cottages)
Do not allow your dogs on the beds or furniture.
Dog excrement is to be collected by The Holiday Maker and disposed of in the bins provided.
No smoking: Smoking is NOT permitted inside the holiday cottages. The Holiday Maker agrees to pay a ‘deep cleaning fee’ of £250 if The Owner suspects (at her sole discretion) that You have smoked inside the cottage.
Liability: As far as the law permits, The Owner accepts no responsibility for any personal injury sustained on the premises. The Owner accepts no responsibility for your possessions.
On Departure: The Holiday Maker will return all the keys of the Owner or comply with such arrangements for the return of the keys as the Owner reasonably suggests.
The Holiday maker also agrees to remove all personal effects and rubbish and leave the Property and the Owner’s fixtures and fittings in the same clean condition and state of repair as at the start of the tenancy. The Holiday Maker agrees to pay a £75 cleaning fee if the cottage is left in a condition that requires non-standard cleaning. This will be at the sole discretion of The Owner.
The Holiday maker also agrees to the following promises:

keep the interior of the Property in clean and good repair and condition;

clean and keep free from blockages and obstructions all baths, sinks, lavatories, cisterns, drains, gutters, pipes, chimneys and the like;

Not dispose of “wet wipes”, disposable nappies or other items of personal hygiene down the lavatory. Tankey Lake Farm has a septic tank so only human waste and toilet paper can be disposed of in the toilet. This is very important. The Holiday Maker will forfeit their Security Deposit and be liable for further repair costs in the event of a blockage caused.

keep clean the carpets, curtains and all other items

not cause nuisance or annoyance to the Owner, other Holiday Makers or any neighbour;

Park your car in the car park area provided.

not change or remove any of the Owner’s furniture, fixtures and fittings

Not to allow dogs on beds or furniture.

Not to leave cottage door open as the ducks may enter the cottage…

Not to leave the gate open as sheep may enter the garden.
